Zannier Bai San Ho
A private bay on Vietnam's south-central coast, with villas set across a hillside, rice paddies, and a kilometre of beach that belongs to the property alone. The nearest city is an hour away by road.
Why we chose it
Almost nobody goes here. The bay is private, the coastline is undeveloped, and the property has the whole thing to itself. For a leadership team, that scale of privacy is unusual even at this level.
The architecture
The villas draw on the building traditions of three Vietnamese communities - different materials, different structures, none of it decorative. Zannier built it with local craftsmen rather than importing a style.
The villas
Hillside, beachfront, and paddy-field villas, each with its own pool. Teams spread out between sessions and come back together for dinner, which is usually when the useful conversations start.
The distance
Vietnam is far, and the last hour of the journey is on a road that goes nowhere else. By the time a team arrives they have already left the business behind - which is half the work done before the first session.
